GMRV is directing and managing the award-winning Menlo Gateway project, a 2-phase development of 740,000 square feet, valued at $350MM and comprising three office buildings, three garages and a fitness center with Facebook as the sole tenant.

Manage the approximately 15-30 sub-consultants including IT. Develop an organizational strategy. Engage sub-consultants to achieve the best value.
GENERAL CONTRACTOR SELECTION & MANAGEMENT
Coordinate general contractor proposals and selection. Prepare contractor form of agreement & perform estimate review and validation.
ARCHITECT SELECTION & MANAGMENT
Coordinate architect proposals and selection. Negotiate the architect's form of agreement. Manage the design process and implement an exit strategy.
PROJECT & CONSTRUCTION MANAGEMENT
Provide the skills, expertise and knowledge to ensure success throughout each phase of your project.
BUDGET
Establish and maintain project budgeting. Perform industry benchmarking. Manage and report on the cash flow and payment process. Perform project auditing and general ledger reconciliation.

ENTITLEMENTS
Manage the Negative Declaration or EIR process and traffic studies. Address zoning & use issues. Represent client at Planning Commission & City Council meetings. Implement public outreach program.
PROGRAM SCHEDULING
Manage executive level and detailed project scheduling. Assist with client decision management. Manage client IT, construction and move-in activities.
